1. The age of the roof

Shingle roofs usually last 20 to 30 years. If yours is near the end of that range and having problems, replacement is often the better investment.

2. Leaks in more than one place

One leak around a chimney or vent is usually a repair. Several leaks at once point to a roof that is failing overall.

3. Curling, cracked or missing shingles

A few damaged shingles after a storm can be replaced. Curling or cracking across large areas means the shingles have reached the end of their life.

4. Granules in the gutters

Shingles shed their protective granules as they age. Lots of granules in the gutters is a sign of a worn roof.

5. A sagging roofline

Sagging can mean water damage in the decking or structure. Have it checked quickly; this usually needs more than a patch.

6. Daylight or stains in the attic

Light coming through the boards, water stains or mold in the attic all point to leaks you may not see from inside the house.

7. Repairs keep adding up

If you have paid for several repairs in a few years, the money may be better spent on a new roof with a fresh warranty.
