Getting 2 or 3 quotes is the best way to pay a fair price. Comparing them only works if each quote covers the same work, so check these points side by side.
What every quote should list
- Materials: brand and product line of the shingles or membrane, plus underlayment.
- Tear-off: how many layers are removed, and disposal.
- Flashing and vents: new or reused, especially around chimneys and skylights.
- Decking: the price for any rotted wood that must be replaced.
- Permit and cleanup.
- Warranties: materials and workmanship, with how many years each.
- Start date, timeline and payment schedule.
Why prices differ
A lower quote may use cheaper materials, skip new flashing or leave out tear-off. A higher quote may include better underlayment or a longer warranty. Line them up item by item before you decide.
Red flags
- Pressure to sign today, or a "storm special" price that expires in hours.
- Asking for full payment up front, or cash only.
- No written contract, no address, or no proof of insurance.
- Offers to "cover" your insurance deductible.
- A quote that is far below all the others.
